About the Role

Job Summary:
We are a growing company providing day porter, lawn care, snow removal and maintenance services to commercial properties from Anchorage to Wasilla.
Working knowledge of electrical, plumbing, heating, and air-conditioning systems is essential. Must be a task-oriented self-starter with good troubleshooting skills. Must possess the ability to work independently and have good people skills for interacting with tenants.
Responsible for (but are not limited to) patching, texturing and painting walls, ceilings, trim and doors, staining cabinets, repairing and/or replacing sinks, faucets, toilets, drains, door hardware, screens, blinds, tile, etc. Pulling flooring and appliances for install/replacement. Repairing leaks, clogged drains or toilets, general appliances, etc. Trash pick-up and other common grounds keeping tasks are a part of maintenance duties. Preform repairs and maintains inside and outside of building(s). Assisting with hands-on work as well as scheduling planning and supervising work by others.

Operating Skills, Knowledge & Abilities:
Must have experience using handheld tools such as drill, saw, weed cutter, push lawn mower, hedge trimmer, edger, leaf vacuum, blower and others.
Must use good judgement and reasoning to solve problems and determine appropriate work approach keeping in mind desired results, company capabilities, and profitability.
Must be observant, diligent, and proactive in the performance of job duties, while using good time management skills.
Previous experience preferred. Must comply with regulating agencies requirements for safety and EPA guidelines concerning storage and use of chemical substances.
Special Requirements:
• Ability to lift 50 lbs following appropriate safety procedures.
• Work in an upright standing position for long periods of time; be able to reach overhead have full range of mobility in upper and lower body.
• Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building(s) quickly and easily as required to meet the job functions.
• Climb ladders and work at heights above ground level.
• Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain, snow).
• Handle, finger, grasp and feel objects and equipment.
• Reach with hands and arms.
• Repeat various motions with the wrists, hands and fingers.
• Communicate, receive and exchange ideas and information by means of the spoken nd written word.
• Maintain a valid and clean Alaska driver’s license.

Primary responsibilities:
• Maintains a safe and secure environment throughout the buildings(s).
• Supervises, trains and directs maintenance staff through work orders.
• Plans, monitors, and appraises job results; coaches, counsels and disciplines employees.
• Assesses repair needs and estimated time needed for repair (including evaluating problems to determine whether or not professional assistance or further instruction is needed in order to complete task/repair.
• Monitors the functions of services contractors and building repair and maintenance contractors with the Property Manager.
• Inventories and acquisitions maintenance supplies.
• Completes reports/work orders of repairs (work needed).
• On call availability for emergencies and projects as assigned by Property Manager.
• Schedules and assigns work responsibilities to employees to meet shift requirements.
• Requests materials, tools and supplies needed for a job.
• Administrative preventive/reactive maintenance schedules.
• Records and evaluates preventive maintenance activities and programs.
• Oversees or participates in construction, installation, and preventative maintenance of equipment.
• Observes/evaluates corrective maintenance or repair of equipment.
• Orients and trains employees to perform maintenance activities and tasks.
• Follows safety procedures and maintains a safe work environment.
• Performs and/or oversees the completion and accuracy of paperwork and documentation of time records, service records, maintenance records, and other records applicable to job responsibilities assigned or supervised.

Proper Dress and Personal Protective Equipment (PPE)
• Shoes – Closed toe shoes only. Work boots are preferred but thick soled tennis shoes will be allowed. Please make sure that tennis shoes have a solid grip on the sole.
• Pants/Shorts – Pants and/or shorts must not be tight fitting. Shorts are allowed but must be no higher than mid-thigh and not intended for athletic attire.
• Shirts – Either long sleeve, short sleeve shirts and t-shirts are allowed. No sleeveless shirts inclusive of tank tops. No suggestive or profanity saying are allowed on any shirt.
• Attire such as sandals, sweatpants/joggers, and tank tops are not allowed.
• Use of appropriate Personal Protective Equipment (PPE) is expected at all times. If such equipment is not on hand please see your supervisor to obtain prior to performing work.
